Established in 1966, Executive Lets has since become one of Plymouth’s leading letting agents. We oversee and let several hundred properties in the region and have working processes in place to ensure theseamless management of the property for both landlord and tenant.
Part of our job is matching the right tenant with the right property. We listen to our clients and understand their needs. This has led to us having one of the highest occupancy rates in the region, with more than 95% of our properties let out at any one time.
We make regular inspections of all the properties we manage and advise landlords when minor repairs or replacements need to be made. By acting as the liaison officer between tenant and landlord, we can sort out any difficulties before they become an issue – meaning a happy tenant and landlord.

Our job is to take the pressure off you - sourcing tenants, overseeing essential works and client liaison can all be time consuming processes. We aim to take up as little of your time as possible, and provide a stress free service.
As part of our package we:
- Visit the property to take details
- Provide advice on rental levels, tenancies and tax.
- Provide information on insurance.
- Offer advice on suitable furnishings and equipment
- Advertise the property in the appropriate media
- Inform local companies and the armed forces of the property’s availability
- Accompany prospective tenants to view the property
- Personally interview prospective tenants and obtain necessary references
- Draw up Tenancy Agreements and Notices as required under Housing Act 1988
- Draw up a detailed inventory prior to the start of the tenancy
- Hand over keys and complete the creation of the tenancy
- Undertake regular inspections of the property, and a final viewing on termination of the tenancy
- Collect rents
- Render monthly statements of accounts and credit the owner’s nominated account with all monies due
- Take care of the general day to day management of the property – dealing with tenant and landlord related problems, arranging repairs and maintenance as directed, organisation of any emergency works and administration of insurance claims (at times an extra charge may be made for the latter)
- Advise utility providers (where appropriate) of the change of tenants
- Re-direct owner’s mail (as and when received at agent’s office)
- Prepare and serve any notices to bring the tenancy to an end or, if appropriate, notices regarding a breach of covenant by the tenant and making claims to the scheme on the owner’s behalf.
