STEP 1:
You pay a non-refundable reservation fee of £130.00 (including VAT) (or £160 including VAT for a couple) (or £100 including VAT per person for shared properties) to "HOLD" the property, (this means that we do not carry out any more viewings at the property). You need to fill in a tenancy application form. If this is not handed in at the same time as the fee is paid, it must be returned to the office within 3 days. If we do not receive your form in that time we will not continue to hold the property. Under certain circumstances you may also be requested to supply a guarantor (this is an additional fee of £30 including VAT). Your fee of £130 will hold the property until we have received all required references. At this time unless you are moving into the property immediately we will require the damage deposit (equivalent to one months rent + £100) which will continue to hold the property until you move in.
STEP 2:
References will be applied for based upon information completed on the Tenant Questionnaire. Please allow 7 workings days for this procedure to be completed, we strongly advise that you check with us on a regular basis to ensure that your references have been received.
STEP 3:
When you have checked that all your references are in order you need to make an appointment with the office manager to sign your Tenancy Agreement. If it is a joint tenancy all the tenants must make an appointment to sign at the same time. At this time you also need to pay the first month's rental in advance and damage deposit (unless previously paid to continue to hold the property) the deposit is refundable at the termination of the tenancy, subject to a satisfactory final inspection. Please bring with you your banks full postal address. If your moving in date is more that 14 days from application, then after satisfactory references have been obtained you will be asked to pay the deposit in full to retain the property. This payment will be non-returnable if you do not take up the tenancy.
STEP 4:
Please note that all payments must be in cleared funds, i.e. Cash, Banker's Draft or debit/credit card (2% charge applicable to credit card transactions), before taking-up occupancy. We cannot accept personal cheques or Building Society cheques without allowing ten working days for clearance.
STEP 5:
Keys will be issued on the commencement date of the Tenancy Agreement (all payments having being received and cleared). Please note that keys can only be collected during office hours.
STEP 6:
You will be provided with an inventory for the property to check and mark any discrepancies, please return it to this office within 7 days. The inventory will be checked again on vacation of the property.
STEP 7:
All rental payments received after occupation MUST be paid direct into our account by Standing Order, which you will sign at the time you sign the Tenancy Agreement.
Fixtures & Fittings. The property is let as seen and no additional furniture can be provided or existing furniture removed unless approved by the Landlord at his discretion prior to the signing of the Tenancy Agreement. Please note that as a tenant you will be responsible for the following services and charges:
2. Electricity, gas services and water charges, we will inform these services.
3. Telephone charges, you will need to phone 150 to take the number over.
4. The television licence is your responsibility whilst at the property.
